Land acquisition (agricultural) is due to give above average capital appreciation, i.e. 100-200% in 2 years (this was exceeded in the past).
In some cases, we will find it profitable for the investors to divide the land bought by the Project Company into smaller plots, thus making it more marketable and more profitable. Or we may take steps in order to change agricultural land into land with industrial, residential or commercial use. The investors will be informed of the costs of such an operation at the beginning of the project. Leader will calculate the Return on such a project and will manage it till the SPV has reached its goals. Visitors interested in such an investment should contact us and we will put together as many investors as is necessary so that the Project Company can buy the land. The investor will be owner of a part/all of this Project Company and will participate in its profits. Notary costs, ownership taxes and possible charges for dividing the land into smaller plots or changing its destination are borne by the Project Company. Our charges are structured as follows: 1. 5% of the invested amount at the moment the SPV is registered. It represents the Management fees. 2. 5% of the invested amount as soon as the sales of the smaller plots is possible. It represents the Management Fee as well as the sales commission. 3. 20% of the Gross Margin calculated before taxes at the end of the Project, as soon as the sales of the plots is completed. It represents the Success Fee.
