Why buying in the South of Bucharest ? This is the area where Leader Inv. & Cons. has finished the project of rezoning of land from agricultural in constructible. We are very familiar with this area and we know exactly that some big companies have also obtained PUZ authorizations and that during this year they are going to start the constructions. As soon as the first development will start, the prices of land will explode. We also have the certitude (see attached Grant and Governmental decision) that amounts were allocated for the infrastructures of the area. As per our experience as soon as one road is modernized all the prices in the area go up.
Following are the reasons which should determine an investor to buy land or develop a project in the Berceni – Vidra area. · Very low price of land · The right timing because a lot of PUZ are under the process of approval (Leader also has one). · The area between the existing Peripheral and the villages Berceni-Vidra-Jilava is in full development with a few projects underway. · Easy access from Bucharest by the existing peripheral which is going to be enlarged and by the subway with its last station at IMGB. · Near to Hypermarkets like Metro and Selgros. · Central authorities support the development of the area by the enlargement of the existing peripheral, by the creation of the Metropolitan area, by the project of the construction of an airport as well as of the Bucharest-Danube channel. · The local authorities in the different villages give full support to the development of the area. · For the development of utilities in Vidra, EU funds have been allocated. You can find hereunder a few comments which the Romanian media made on this part of Bucharest since May 2007. - Land is about 10 times cheaper in the southern part of Bucharest than in the North. Specialists estimate that in this context there is an increase of the prices of land as well as of dwellings to be expected. An article which appeared on 18.02.2008 in “Adevarul” expressed the opinion of some Real Estate Analysts that this part will be the most profitable in Bucharest and this because of the still low prices of land deemed for projects. The first step is the enlargement of the existing peripheral.
- The authorities – Minister Orban – confirm that the roads are going to be modernized in view of the development of two big projects, a new Airport and the Channel Danube-Bucharest.
- Ludovic Orban, the Minister of Transportation declared in an interview with Antena3 on 15.02.2008 that his ministry has initiated discussions to take over the construction project of the Danube-Bucharest Channel. He also mentioned that the government is working on the feasibility studies for the construction of the airport in the South of Bucharest but that they do not want to disclose the location as they do not want to encourage the speculation of land sales.
- Vice Mayor of Bucharest, Razvan Murgeanu, invited in the “Gardianul” of 16.02.2008 the businessmen to invest in this part of Bucharest in view of the realisation of the two projects.
- The Municipality of Bucharest disclosed the decision to invest EUR 114 MIO in the construction or a road which will connect the centre of Bucharest to the future highway Bucharest-Giurgiu. The construction will start this autumn and it will last 30 months. (“Gardianul”, 28.04.2007)
- “Ziarul Financiar” from 28.02.2008 stated that the prices in that region could go up tremendously during the next two-three years, after a period when this area was completely neglected. The construction of an airport and the development of the infrastructure will be the main factors to sustain this increase.
