The most prized plots of land are located in the ultra-central area and the northern part of Bucharest. Big size plots have become more and more rare. Only a few investors could secure some big plots there, where centrally situated factories were dislocated. We also see that land suitable for residential development situated in the West and South part of Bucharest has become more and more popular. Prices in the central part of Bucharest increased only slightly because they have almost reached the level of other former Eastern European countries. We still estimate an increase of 15% for this year. We estimate that smaller centrally located plots will reach during 2008 the price of EUR 4000/sqm.Plots situated next to Lacul Morii show a high dynamics. There are a few plots which are for sale in this area. Because West Park (9 blocks of flats of P+11F) is going to be built, the region has greatly developed. The prices of land there are continuously increasing. The location is central and near to utilities.
